Q: Which areas do you purchase properties? At the moment we will only purchase properties in the North West, as this is where we are based. However, we do have a network of contacts throughout the UK who may be interested in purchasing your property. Top Q: How long does the sale process take? Typically a sale will take about 4 weeks to complete, if you need to move quicker than this then just let us know and we will endeavour to provide a solution which fits your requirements. Top Q: What will it cost me to sell to you? Our process does not cost you anything, we reimburse your legal fees on completion (up to a maximum of £500), and we also pay for the survey fees. Top Q: What happens if I pull out of the sale before contracts have been exchanged? On rare occasions this may happen, you will be responsible for any legal fees incurred, we reimburse all legal fees only if the sale completes. Top Q: Can I rent back my house if I sell to you? Yes of course, you will be signed up to an Assured Short Tenancy (AST) agreement, straight after the sale completes. The terms of this agreement can vary depending on how we structure the sale of your property, usually though rents will be charged at market rates. Top Q: How long can I rent back from you if I sell to you? As long as you wish. If you are moving on but wish to stay in the property for a short period, or want to rent back indefinitely then we can find an option to suit you. Top Q: What happens if my house is already on the market with an agent? Usually agent agreements have to allow the vendor an opportunity to find their own buyer which will not incur their fees. However we would always ask you to check this with your agent first, as you may have agreed to pay their fees whether they find a buyer or not. You may also be charged other fees even if they don't sell your house, like marketing or brochure fees. Best advice is to check. Top Q: What type of property do you purchase? We will consider any type of property, both residential and commercial. Top Q: Do you purchase property which is already tenanted? Yes we will consider investment property, however we only usually consider properties which are tenanted under Assured Shorthold Tenancies. Top Q: Do you pay full price for my property? No we don't. Our service is based on a quick cash sale, therefore we typically pay between 75% and 90% of the open market value. You are welcome to obtain your own valuations for your property from agents, however we use the Hometrack system to obtain the open market value of your property. Hometrack uses a sophisticated automated valuation model utilising data from such sources as the Land Registry. Many high street lenders use the same system. Top Q: Do you offer any guarantees? Yes we provide a Purchase Guarantee to you once we have made a formal offer (subject to a satisfactory survey). Should we fail to purchase your property once you have received our formal offer, we will pay you £500. Guaranteed! If the survey picks up structural defects within your property, we have the option to retract our offer without having to honour our purchase guarantee. However, we may still be able to structure a deal which is suitable, we will need to reassess our offer based on the survey findings. Top Q: Can I refer a friend or family member for your service? We have a referral scheme in place, so that you can refer other people to us and earn yourself £500 in the process. Our business is based on providing a first class service, therefore we would like you to refer our service to other people that you think may benefit from it. Top Q: I have a 100% mortgage on my property, would you still be interested in buying it? If you don't have any equity in your property, then our service is not suitable. We only purchase property where all legal charges are cleared so that the property is unencumbered. Top Q: I have received notice of repossession from my mortgage company, can you help? Yes we can, as long as you have some equity in your property. We can prevent you from having your property repossessed which will have detrimental effects on your credit rating. Top |
